I've been on mmb previously and switched our seats to 58A, B & C. But now the seat map is greyed out. Does this mean the aircraft is full or are they now saying it may be another type aircraft?

VS have a limit of allowing only 60% of seats to be pre-requested. once that limit has been reached the map is greyed out. The remaining seats will be opened up at OLCI.

So if the flight going out there shows 15 seats available for pre-check in reservation there is actually 15 + 40% of the whole of economy still not taken? ie. around 70 seats or so? ?|

No it doesn't. Not everyone pre-requests seats (It's "request" not "reserve" seats, by the way. No seat is guaranteed). Some people cannot because they have not yet received the PNR if they have booked via a travel agent; others simply do not know that this facility is available - and there may be other scenarios. The flight potentially could be full or even overbooked but it could still show seats available for selection.
